About the property data
Where the numbers come from and how they are worked out.
Sources
URA's Data Service: private residential property transactions (updated twice a week), rental contracts filed with IRAS for stamp duty (monthly) and median rents per condo (quarterly). Postal codes from OneMap, the Singapore Land Authority's map service.
Contains information from URA's private residential property transactions, rental contracts and median rentals, accessed on 15 Oct 2026 from URA's Data Service, and postal codes from the OneMap Search API of the Singapore Land Authority, made available under the terms of the Singapore Open Data Licence version 1.0. Figures as published by URA. datainsg is not connected to or endorsed by URA.
What the pages show
Typical $ per sq ft is the middle (median) price per square foot of the sales counted, shown only when there are at least 3. Condo pages use the last 24 months, district and region figures the last 12, up to the newest month in the data, currently Oct 2026.
Resales, sub sales (sold by a buyer before the condo was finished) and new sales from developers are shown separately. For new sales the nett price after developer discounts is used when URA gives it. A sale of several units lodged together is listed but left out of every typical.
The asking-price check works out the asking price per sq ft and compares it with the middle of this condo's resales in the last 24 months, or, with fewer than 3, resales in similar condos within 1 km in the same region. It states the gap and nothing more. It is not a valuation.
Rents are rental contracts as published by URA, with URA's own size ranges and bedroom counts. They are almost all whole units: in the October 2026 data, under 0.2% of contracts sat far below the same condo's usual rent for their size. Sales and rentals URA records without a condo name (for example "Residential Apartments") count in district and region figures but have no page of their own.
Landed homes
Terrace, semi-detached and detached houses, and cluster houses (URA's strata terrace, strata semi-detached and strata detached), one page per estate where URA gives an estate name, and one page per street for the rest. URA files all of an estate's sales under one street, so a street page would wrongly gather the whole estate there. Houses are measured by land area and cluster houses by floor area, so their $ per sq ft are shown separately and never mixed. A street's typical price per house type uses single-home sales in the last 24 months, with at least 3. Rents are rental contracts as published by URA, with URA's floor-area ranges. A street's position is the middle of its records' positions; a street with none has no map dot.
History
URA publishes the last 5 years. datainsg keeps every download, so older months stay on the site as published by URA at the time; URA may since have corrected or cancelled some of them.
